TCMX Property Management – Price List 2026

The Foundation: Constant supervision of your property Property Watch (Annual Subscription): € 395.- per year Includes one comprehensive inspection per month (ventilation, check for leaks, pests, and general condition). You will receive a brief update after every inspection.

Additional Services (for package holders):

  • TCMX Host Assist Key management, warm welcome/check-in & thorough check-out: € 40.- per booking

    With our Basic Package, you choose a solid foundation for your property. We visit your home once a month for a full technical inspection. This package is ideal for owners who use their property occasionally and want the peace of mind that everything remains in top technical condition while they are away.

    • Monthly Inspection: We check for security, signs of break-ins, and the overall condition of the property.

    • Technical Maintenance: We flush the pipes and check the electrical systems and for any leaks.

    • Climate Control: We ensure thorough ventilation to prevent moisture and musty odors.

    • Included Storm Service: We perform an immediate inspection following extreme weather events (Storms).

    • Mail Service: We empty your mailbox and forward important mail to you digitally.

    • Reporting: You will receive a status update via WhatsApp after every inspection round.

    Do you need incidental extra help? In addition to your fixed package, you can count on our support:

    • On-site Assistance: € 40.- + € 35.- per hour from the second hour. (e.g., for receiving deliveries or supervising technicians).

    • Savings Tip: Want year-round technical supervision? Choose our Annual Package (€395). This breaks down to less than €33 per month, saving you a total of €145 per year compared to the individual monthly rate.

    TCMX Property-Watch Plus

  • Bi-weekly Inspection – € 750.- p/y
    Intensive monitoring for rentals or older properties.

  • Plus Package – Intensive Care

    The Plus Package offers higher frequency and is the most popular choice for properties that are regularly rented out or located in more humid coastal areas. By inspecting every two weeks, we detect any irregularities or technical defects even faster.

    • Bi-weekly Inspection: We perform all the checks from the Basic Package, but 26 times per year.

    • Rental Focus: We keep the property in top condition between bookings.

    • Faster Intervention: Shorter intervals mean we can act more quickly if defects occur.

    • Standard Services Included: Naturally includes storm service, mail management, and reporting.

    • Home Masterclass: We explain how that quirky Spanish oven works, where the Wi-Fi code is hidden, and how to operate the alarm without waking up the entire neighborhood.

    • Key Management: We collect the keys upon departure and perform an immediate quick check to ensure everything is in order.

    • The 'Point of Contact': Your guests have a direct line for urgent house-related questions. You enjoy your peace of mind; we solve the issues.

    Nothing is more frustrating than arriving after a long journey to a sweltering (or ice-cold) house, only to find there isn't even a bottle of water in the fridge. Skip the stress of that first trip to a crowded Spanish supermarket. With the Welcome Home Service by TCMX, you step straight into your holiday.

    What we fix for you (from € 25.-):

    • The Fridge Service: We handle your initial basic groceries based on your list. Cold water, fresh milk, some fruit, and of course, that bottle of local wine. You arrive, and the fridge is stocked.

    • Climate Comfort: No stepping into an oven or a freezer. We turn on the air conditioning or heating in advance, so the temperature is just right the moment you open the door.

    • The Final Check: We flush the taps one last time (goodbye, stagnant odors), place the Wi-Fi code prominently on the table, and ensure the house feels "alive" the moment you walk in.

    TCMX Inventory Check 

    Inventory Check – Keep Your Home at High Standards

    Nothing is more frustrating for a guest than a poorly equipped kitchen or sleeping on worn-out bedding. As an owner, it is difficult to monitor the condition of your inventory from a distance. With the TCMX Inventory Check, we ensure your property consistently meets the highest standards.

    What we do for you:

    • Seasonal Audit: At the beginning and end of the high season, we verify the complete inventory list.

    • Check for Breakage & Loss: Are there enough glasses and plates? Are the kitchen appliances still functional? Are the remote controls still in place?

    • Textile Quality Check: We inspect the condition of towels and bed linen for stains or wear and tear.

    • Direct Replacement: In consultation with you, we replenish missing items immediately so the next guest isn't faced with any surprises.

    • Damage Reporting: In case of significant damage, we provide immediate photo documentation for your insurance or security deposit claims.

    TCMX acts as your eyes and ears on the construction site:

    • Quote Check: We request quotes from reliable local contractors and compare them on both price and quality.

    • Construction Supervision: We visit the property regularly during the works to monitor progress and quality.

    • Key Management: We already have a set of keys in our secure management. We don't have to arrange separate key pick-ups or drop-offs, which saves us time and you money.

    • Proactive Care: If a guest reports an issue, we can often solve it instantly because we are already familiar with the technical state of the building.

    Can I book Host Assist as a standalone service?

    es, you can. We offer "On-Demand" Host Assist for owners who do not have a monthly or annual Property Watch contract. However, because we take our responsibility seriously, there are two conditions:

    1. Mandatory Initial Technical Inspection (€ 45.-): Before we welcome your very first guests, we perform a one-time technical check of the property. We refuse to check guests into a home where we haven't personally verified the safety, utilities, and general technical state. We want to ensure your guests have a flawless stay.

    2. On-Demand Surcharge (+ € 35.-): Because we are not already managing your property, it takes our team more time to familiarize themselves with the specifics of your home (alarms, appliances, utility meters) for each booking.

    Our Advice: If you plan on having guests more than three times a year, switching to a Property Watch package is almost always more cost-effective. You'll save on the surcharges and gain year-round protection for your investment.

    What happens if a guest has an issue in the middle of the night?

    We understand that emergencies don't stick to office hours. That is why TCMX is prepared to act when it matters most:

    • Emergency Contact: Your guests will receive our dedicated emergency number. If there is an urgent technical issue (such as a burst pipe, power failure, or lockout), they can reach us 24/7.

    • Rapid Intervention: We will first attempt to resolve the issue over the phone. If a physical visit is required, we will dispatch a team member immediately.

    • Emergency Call-out Rate: For visits between 21:00 and 08:00, a night surcharge of €25.- applies on top of the standard emergency intervention fee (from €50.-).

    • Owner Notification: You will receive a brief update via WhatsApp as soon as the immediate situation is stable, followed by a full report the next morning.

    Rest easy: You can keep your phone on silent while we handle the "night shifts." We ensure your guests are safe and your property is protected, no matter the hour.

    Is cleaning included in the € 40.- fee?

    No, the € 40.- fee covers the Host Assist service only. This fee is for the personal welcome of your guests, the key handover, the explanation of the property ("Home Masterclass"), and the final key collection upon departure.

    We keep our services separate for total transparency:

    Do you operate across the entire region?

    Our primary service area is focused on Torrevieja and its surrounding coastal areas. To ensure we can always provide the rapid response and high quality we promise, we primarily operate within a 50 km radius of Torrevieja.

    The details:

    • Within 30 km: Travel expenses are fully included in our standard rates.

    • Beyond 30 km: We are happy to help, but we do charge a small travel fee of € 0.50/km to cover the additional time and fuel.

    What exactly do you do during a 'Storm Check'?

    In Spain, weather can change rapidly. When heavy rain, high winds, or a "Gota Fría" hits the region, we don't wait for our next scheduled visit. We head out to your property as soon as it is safe to do so.

    Our Storm Check includes:

    • Exterior Inspection: We check for fallen branches, loose roof tiles, and damage to awnings or outdoor furniture.

    • Water Ingress Check: We inspect all "weak spots" like sliding door tracks, window seals, and solariums to ensure no water has entered the home.

    • Verification: If requested, we can send you a quick photo or video of the completed repair or the newly delivered items.

    • Included: For owners with a Plus or Pro package, a set number of "Access Assists" per year is already included.

    • On-Demand: For all other situations, we charge a standard hourly rate for waiting and supervision.

    Do you handle the cleaning yourselves?

    How does the payment for the annual or monthly package work?

    The Payment Process:

    • Annual Package: You receive one annual invoice at the start of your subscription. Once the payment is fulfilled, your property is secured for 12 full months. You'll receive a reminder one month before renewal.

    • Monthly Package: This is billed via a monthly recurring invoice. It offers you the ultimate flexibility to scale up or down based on your needs.

    • Payment Methods: We accept standard SEPA bank transfers.

    • Additional Services: Any "On-Demand" services (like a Welcome Home grocery shop or extra repairs) are invoiced separately at the end of the month, accompanied by the relevant receipts or photos.

    Good to know: All our rates are transparently listed. There are no hidden sign-up fees or "surprise" administration costs. You pay for the protection and care of your home—nothing more, nothing less.

    Are you available 24/7 for emergencies?

    Yes, for true emergencies, we are available around the clock. We understand that a burst pipe or a lost key doesn't wait for business hours.

    How we handle accessibility:

    • General Questions (Mon-Fri, 09:00 - 18:00): For non-urgent matters, such as booking a cleaning or requesting an inventory check, you can reach us via WhatsApp or email. We typically respond within a few hours.

    • Emergency Hotline (24/7): Our Property Watch and Host Assist clients receive a dedicated emergency number. This line is strictly for urgent matters that require immediate action to protect the property or the safety of your guests.

    • On-Site Response: If a situation cannot be resolved over the phone, we have a local team ready to go on-site immediately, even in the middle of the night.

    The Rate:

    • Emergency Call-out: For interventions outside of regular hours (21:00 – 08:00), a nighttime surcharge of € 25.- applies.
